520 North Alcaniz Street is a multifamily adaptive-reuse project that preserves an existing historic masonry structure while creating four new residences for the Old East Hill neighborhood.
A past fire destroyed much of the original warehouse, but the design honors what remains. The historic facades along North Alcaniz and East Jackson Streets are fully preserved, with a new two-story residential structure introduced behind them. The geometry of the existing façade guides the overall massing: the north and south bays form the framework for four units—two at the ground level and two above—while the center bay is left open as a shared courtyard and welcoming entry sequence anchored by a communal stair.
The preserved masonry walls become deep porches for each residence, with original window and door openings reimagined as operable shutters painted a classic historic yellow common to the Old East Hill neighborhood. On the upper level, the former parapet becomes a terrace railing, allowing the historic façade to frame the new living spaces within.
Behind these restored elements, the new construction is clearly expressed. It is clad in simple corrugated metal panels, deliberately contrasting with the historic brick so the addition remains a quiet backdrop to the character-rich structure in the foreground.
The courtyard organization creates light-filled units with ample windows and provides a secure yet inviting entry experience for residents.
Overall, the project strengthens the architectural fabric of Old East Hill—preserving its historic identity while contributing thoughtfully to the neighborhood’s continued vibrancy.
